The two guides we could read disagree, so treat any figure as a range. MyJobQuote, updated 17 September 2026, gives £150 to £180 for a two-bedroom house or flat and £250 to £280 for a three-bedroom house including a carpet clean. Bark, in 2025, gives an average of £225 for two bedrooms and £300 for three. Size matters most, then the condition of the property, whether it is furnished, and extras such as carpets and ovens.

Bark gives regional averages too: £350 in London, and £210 for Wales and Northern Ireland. The two guides are different data sets measuring different things, so do not blend them.
What moves the price
Size
The number of bedrooms and bathrooms is the first thing any guide prices on.
Condition
MyJobQuote says heavy grease, thick limescale, mould, pet hair or food debris "will take longer to clean and may cost more".
Furnished or empty
Furnishing level is one of MyJobQuote's listed drivers.
Extras
Carpet cleaning, a deep oven clean and upholstery are priced on top by both guides.
Timing
MyJobQuote lists same-day, weekend and hard-access surcharges. A tenancy ends on a fixed date, so booking early avoids the premium.
