Tenants ask for an end of tenancy clean to get the property ready to hand back; landlords and agents ask for a clean between tenants so the next one moves into a clean home. The two guides we could read disagree, so treat any figure as a range. MyJobQuote, updated 17 September 2026, gives £150 to £180 for a two-bedroom house or flat and £250 to £280 for a three-bedroom house including a carpet clean. Bark, in 2025, gives an average of £225 for two bedrooms and £300 for three. Size matters most, then the condition of the property, whether it is furnished, and extras such as carpets and ovens.
Read the full answer →The tenant is expected to hand the property back as clean as it was when the tenancy started, allowing for fair wear and tear. Shelter says you only need to clean to the same standard as when you moved in, and that a landlord cannot make you pay for a professional clean. If the property is not left in that condition, the landlord can claim the reasonable cost against your deposit, but has to show evidence of how it was at the start and the end.

What the guidance does say is that the tenant returns the property to the standard it was in at the start, so the state it is in at check-in becomes the bar. Shelter says the inventory is the best way to prove the condition of a rented property when you move in, and that an unclean property should be reported to the landlord with photographs on the day.

Within Wisbech the picture is very uneven: 42.3 per cent of households in the Clarkson ward and 40.4 per cent in Medworth rent privately, against 12.7 per cent in Roman Bank.
